Delivery Policy

Because Rianage Properties deals in real estate rather than shipped goods, "delivery" means how we arrange viewings, handovers and the transfer of a property to you — not physical postage. This page explains what to expect.

Properties are not shipped or couriered. Everything below relates to viewing a property, completing a transaction, and taking possession.

1. Property Viewings

  • After you enquire, we arrange a viewing at a time convenient to both parties.
  • Viewings are conducted at the property's location, typically within Nairobi and surrounding areas, or as otherwise arranged for upcountry properties.
  • There is no charge for standard viewings unless stated in advance (for example, long-distance travel).

2. Reserving & Completing a Purchase or Rental

  • Once you decide to proceed, the property is reserved on payment of a deposit and completion of the relevant agreement.
  • Sale transactions are completed through the standard conveyancing process, handled by your advocate, including title transfer at the relevant land registry.
  • Rentals are completed on signing the tenancy agreement and paying the agreed deposit and rent.

3. Handover & Possession

  • Sales: possession is handed over once the sale is completed and payment/transfer obligations are met, as set out in the sale agreement. You receive keys and access on completion.
  • Rentals: keys and access are handed over on the tenancy start date, once the deposit and first rent are paid.
  • A handover check of the property's condition may be carried out and recorded at this stage.

4. Documents

Relevant documents (such as sale agreements, tenancy agreements or receipts) are shared with you electronically by email or WhatsApp, or physically where required. Title transfer documents are handled through the conveyancing process by the advocates involved.

5. Timelines

Timelines for completion and handover depend on the transaction type, financing, and the conveyancing process, and are communicated to you as your transaction progresses. We keep you updated at each stage.

6. Areas We Serve
