Rianage Properties is a real estate business based in Nairobi, Kenya, offering property sales, rentals, listings, property management and advisory services.

2. Our Role

We act as an intermediary connecting buyers, sellers, landlords and tenants, and as a service provider for property management and advisory. Unless expressly stated in a written agreement, we are not the owner of the properties listed and do not act as an advocate, valuer or financial advisor.

3. Property Listings & Information

  • We take reasonable care to ensure listing details (price, size, location, features) are accurate, but we do not warrant that every detail is error-free or current.
  • Prices and availability may change without notice, and a property may be withdrawn at any time.
  • You should independently verify all material facts — including title, boundaries, approvals and condition — before committing to any transaction.

4. Due Diligence & Verification

Important: always conduct an official land/title search and confirm ownership before paying any money. Never pay for a property based on photographs or verbal assurances alone.

You are responsible for satisfying yourself, through your own advocate and searches, that a property is genuine, unencumbered and suitable for your purposes.

5. Enquiries, Viewings & Reservations

  • Submitting an enquiry does not reserve a property or create a binding contract.
  • A property is reserved only once a reservation deposit is paid and confirmed in writing.
  • Deposit and payment terms are set out in our Return & Refund Policy and any written reservation agreement.

6. Payments

Payments may be made through the methods we specify (including M-Pesa and bank transfer). Always confirm official payment details directly with us before sending money. We are not responsible for payments made to third parties or accounts we have not authorised.

7. Fraud Warning

Beware of anyone asking you to pay into personal accounts, offering prices that seem too good to be true, or pressuring you to pay before viewing or verifying a property. When in doubt, contact us directly using the details on this website.

8. User Accounts

If you create an account, you are responsible for keeping your login details secure and for all activity under your account. Notify us immediately of any unauthorised use.

9. Acceptable Use

You agree not to misuse the website, post false or misleading listings, infringe others' rights, or use the site for unlawful purposes. We may suspend or remove access for breach of these Terms.

10. Intellectual Property

All content on this website — text, logos, graphics and images — belongs to Rianage Properties or its licensors and may not be copied or reused without permission.

11. Limitation of Liability

To the maximum extent permitted by law, we are not liable for indirect or consequential losses, or for losses arising from your reliance on listing information, third-party conduct, or your failure to conduct due diligence. Nothing here excludes liability that cannot lawfully be excluded.
